The Setai To Debut 205-Room Luxury Resort In Indigo Bay, St. Maarten In 2028

Originally planned as the Vie L’Ven Resort & Residences, Toronto-based real-estate developer Altree Developments is currently developing a 205-room luxury resort on the shoreline of Indigo Bay in St. Maarten.
In partnership with The Setai Hotels, the upcoming hotel has been rebranded as The Setai St. Maarten. Expected to be completed in 2028, this resort will feature 205 rooms and villas, catering to both short term visitors and those looking to invest in a new home (with the option of adding it to Setai’s hospitality inventory for rent).

The developers have partnered with Studio Munge, HKS Architects and Leading Hotels of The World, promising a number of amenities including a beach club with cabanas and butler service, along with three pools. There will also be a 30,000 square foot spa, with other activities such as tennis, pickleball, watersports, a nature reserve access path and programs catering to children.

The resort will also feature five restaurant concepts, including Ocean Grill Beach Club and Jaya, both taking inspiration from their The Setai, Miami Beach location.
Besides the main resort, they are offering one to four-bedroom residences for sale, spanning between 620 and 2,000 square feet, with a dual key residence allowing for purchase of space up to 6,000 feet.
Even though they’re expecting a 2028 launch, typical delays in the hotel and hospitality industry may push this further back. Nonetheless, it’s an exciting development to look forward to, and it’s nice to see more luxury resorts being built on the island.

In the last few years, we’ve seen a few new developments popping up in St. Maarten following Hurricane Irma. For instance, the Morgan Resort and Spa opened in 2021 where the Alegria Hotel once stood near Maho Beach. Then there is the JW Marriott which was developed from the damaged sister-Marriott branded Westin hotel on Dawn Beach, opening in 2024.
Stepping over to the French side of Saint-Martin, Le Beach Hotel is currently undergoing major renovations and will be relaunched under Accor’s luxury boutique MGallery Collection as the Whimsy Hotel and Beach Club. Originally targeted to open in 2025, the Marigot property has faced delays, and Accor expects completion to be some time near the end of 2026. Hopefully this it will be a massive step up from what Le Beach used to be.
